Category A fit out
Cat A office fit out is the first stage in the development of the space and offers a standard level of finish before implementing Cat B elements. This process typically includes bespoke features such as suspended ceilings, raised floors and partition walls, as well as mechanical and electrical installations such as fire alarms and air conditioning. This part of the process enables you to evaluate and maximise the use of the space and introduce new work settings such as breakout areas and social spaces.

Cat B fit out is where personalisation of the space really comes into place with things like fabrics, colour, specialist lighting and brand manifestation. It’s at this point that the installation of office furniture, kitchens and any AV or technology will take place. This is when your workspace comes to life and initial concepts become a reality.

It comes in three main categories: Shell & Core, Cat A and Cat B, each of which denotes varying levels of finish and specification. Fit out covers everything from raised flooring and suspended ceilings to air conditioning systems, specialist lighting and the final snagging process.
No two projects are ever the same which means there isn’t one prescriptive price list to refer to. However, costs can usually be broken down into three main categories – Standard, Mid-Level and High Spec – which can range from around £10-15 per sq. ft to more than £50 per sq. ft, plus the costs of furniture and technology. Pricing is normally done on a project by project basis.

There isn’t a strict set of timescales to refer to as the length of time it takes to complete a fit out will vary from project to project. A typical project can take anything from 6-12 weeks, depending on the scale, requirements and any hurdles that are experienced along the way. The fit-out process isn’t just about the physical elements – it also encompasses aspects such as workshopping, creating briefs, picking fabrics & finishes as well as sign off and snagging.
